4. Wi-Fi – Stable & fast enough wifi to use.
5. Natural Light – it saves on energy with big windows with natural light.
6. Artificial Light – The space decorated with bright & comfortable lighting.
7. Design – Interior is very important, Ergonomic design is must.
8. Chairs – Comfortable enough to sit in for a long working day.
9. Tables – Correct height to be comfortable.
10. Nature – Enough plants, trees or green to feel grounded.
11. Meetings – Have one or two meeting or conference rooms & Community area.
12. Timings – Open 24 hours or late hours and open on weekends.
13. Value Price – Space membership to have a good value not to be overpriced.

I must say just like any business, location is the key and sometimes can make or break a coworking space. Now let’s focus on basics, that being said, there is always enough room and growth in Coworking for there to be a successful space in virtually every area or city around the world. My super tip is, be the first one to open space in area where doesn’t yet have one. Simply fill the gap will make you the “the” choice until a better co-working come along.

Its very important to build a better Coworking space. People don’t realize value creation and are short sighted as they built cheaper, smaller or otherwise inferior spaces and tried to compete on price, which can lead them to failure and to close within months of opening. Here is a list of must haves in a coworking space.

Space Must Haves 

Hi speed Internet – It needs to be fast and stable. Co Working Space can opt for 2 service providers simultaneously as backup. On full capacity logged in people will be doing downloads, uploads and most importantly one need to be able to have video call without it dropping.

Coffee & Pantry – Everyone need coffee, a good coffee. Aside from hi speed internet & comfortable chairs, free good coffee is one of the main reasons why people opt paying a monthly membership for a co-working space. Provide a Cafeteria or Pantry so people can enjoy their lunch. It’s always a plus point if there is cafe nearby within walk of the coworking space which provides good cheap lunch and coffee.

Water – Install a RO Machine instead of buying 20 ltr water bottles as unlimited free filtered drinking water is a must. Many co-workers are tenant in city so encourage your members to refill their water bottles, even to take home.

Appliances – Although fancy coffee makers seem to be the norm in coworking spaces now a days. A fridge, Microwaves can add to facilities where co-workers feel valued. Place 2 to 3 LED TVs on places from where they are visible to all.

Play & Leisure Room – It’s always good to have some indoor games like Chess, Carom, Zinga or if you have space then put foosball Table as well. Make some corner a lazy corner where Big life size pillows and some Net is paced for relaxation.

Ergonomic Design – Space should have design which can help in mixed use of things so it should not look boring and at the same time positive flow of energy.

Chair – You must be wondering what am I talking about, as their will be chairs for sure. But I need to mention it as Chair should be of this design and must be comfortable for long seating hours. Do not use cheap chairs or chairs without cushion.

Chair has to be like this for Cabins and hot desks. Net Back and rolling chair for comfort.

Opening a coworking isn’t that simple, Actually it’s an art. We need to keep in mind that many single entrepreneurs will come for space as many coworkings make silly mistakes like not having hot desk memberships & have a lobby space or only fixed desks. Over the top they buy terrible furniture & sometimes bad buildings or locations all together.
